01The Challenge
Sports facilities are simultaneously a real estate problem, a construction problem, and an operating business. Each is usually assessed by a different party, and the assessments are rarely reconciled before commitments are made.
Seasonal infrastructure adds a further constraint: utilisation is concentrated, and the economics depend on programming as much as on the asset.
02The Approach
Discussions are held at the level of feasibility and partnership structure — land, construction, operations, and programming considered together rather than in sequence.
